Step-by-step walkthrough
Algoma updates every metric in real time as you input data — there's no "generate" button to hit at the end. Just configure, and the design is ready when you are.
Pick a starting path on the home screen
From the platform homepage, you'll see three entry points: Analyze, Explore, and Discover. For this workflow, click Analyze first.
Enter a property address, pick an asset class (multifamily, single-family, etc.), then click Analyze Site. The full property report loads in about 60 seconds.

Tip. If you don't have a specific address yet, use Explore (click parcels on the map) or Discover (filter by criteria) to find one first.
Review zoning and parcel data in the right sidebar
Once the report loads, the right sidebar gives you the full data picture. Open the Zoning section from the blue pill submenu — you'll see the AI-generated zoning summary plus the full dimensional table (height limits, setbacks, FAR, density, permitted uses).
The right sidebar also has, in order:
- Key Insights — Algoma's AI summary across the whole site
- Summary — parcel info, zoning, supply, housing & demographics
- Building & Lot — dimensions, existing structures, lot configuration
- Ownership — owner of record, with skip tracing for contact info
- Sales — recent transaction history
- Administrative — jurisdictional and tax data
- Site Risks — FEMA flood zones and other hazard data
Annexation note. If your parcel sits near a municipal boundary, double-check the zoning jurisdiction with the local planning department. Automatic JPA detection is on the roadmap.
Open Site Capacity and configure constraints
Click the Capacity tab in the top nav (under Site). The control panel on the left lets you set:
- Building type — multifamily, townhome, single-family, mixed-use
- Unit mix — studios through 3-bedrooms with target ratios
- Parking ratio — surface, structured, or none
- Setbacks and height — override the by-right values if you're targeting a variance
The site plan and metrics update in real time as you adjust each setting. There's no "Generate" button — every change is reflected immediately on the map and in the right sidebar metrics.
Check site intersections
Still in the Capacity view, scroll to the bottom of the left control panel and click Site Intersections. Algoma calculates the intersections of your buildable envelope against:
- FEMA flood zones
- Water bodies
- Wetlands
- Transmission lines and easements
Anything that intersects shows up directly on the site plan so you can see how it affects buildable area.
Review the metrics
The right sidebar in Capacity gives you several views of the same data:
- List view — total units, GSF, parking spaces, yield metrics at a glance
- Schedule view — unit-by-unit breakdown by building
- Zoning info — quick reference to the constraints driving the design
- Chat — ask questions about zoning, or tell the chat to adjust the controls for you (e.g. "increase the parking ratio to 1.5")

Render the scene (optional)
For a presentable visual of the proposed building, click the Render button on the right side of the map (alongside the 2D / 3D / zoom controls). A window opens, AI generates a photo-realistic view of your scene, and you can download the result as a PNG or JPEG.
Useful for investor decks and broker packages where a quick visual conveys more than a site plan diagram.

Export
Two paths depending on what you need:
- PDF — click Export in the top nav. You'll get a fully branded, presentation-ready document with site plan, capacity table, zoning summary, and key insights.
- CAD (.dwg) — click the download icon on the right side of the map (next to the 2D / 3D / render buttons). The CAD file drops directly into AutoCAD or Revit with parcel, building footprints, and parking layout.
