Step-by-step walkthrough

A complete feasibility study touches every major part of the platform. The example below uses a 1.2-acre site in Charlotte, NC, but the flow works the same for any address.

Search the property and load the report

From the platform homepage, paste in the property address and hit Analyze. The full property report loads in about 60 seconds — parcel boundary, zoning summary, demographics, and capacity all generated in parallel.

Tip. If you've analyzed multiple properties already, search by parcel ID or saved name to pull up an existing analysis instead of starting fresh.

Review zoning constraints

Open the Zoning tab. Algoma's AI summary gives you the key dimensional limits up front — height, FAR, density, setbacks. The dimensional table below it lists every requirement from the local ordinance, with permitted and conditional uses on a separate tab.

Things to flag for the rest of the study:

  • Whether your target use is permitted by-right or requires a variance
  • Maximum buildable density and stories
  • Any overlay districts (historic, transit, opportunity zone)

Open Site Capacity to model the development

Switch to Site Capacity and set your target product type, unit mix, and parking ratio. Algoma starts with the by-right values from zoning, but you can override anything to test different scenarios. The unit count, GSF, and parking spaces update in real time.

Topography note. Site Capacity currently treats the parcel as flat. For sloped sites with grade changes greater than ~10 feet, treat the result as an upper bound and verify with your design team.

Pull rent comparables

Open Rent Comps. Algoma surfaces the most relevant nearby properties based on building type, year built, and unit count. Adjust the filters to match your target product more precisely — search radius, asset class, age, quality tier.

Switch between Cards, Table, and Charts views to find the one that fits your analysis style.

Review market intelligence

Switch to Market Intelligence for the broader story — demographics, household income trends, employment growth, and housing supply. This is the context that supports your rent assumptions and absorption pace.

Generate the feasibility report

Click Generate Report. Algoma assembles your zoning summary, capacity scenarios, rent comps, and market data into a single feasibility document. This typically takes about a minute.

Export the investor-ready PDF

Hit Export → PDF. You'll get a fully branded, presentation-ready document with cover page, site context, zoning summary, capacity table, rent comp set, and market overview. Drop it into your investor deck or send it as-is.
